    With an installed power of up to 50 kW, the cost of maintenance of an existing electrical installation is 8 000 rubles per month

  • With the installed power from 50 kW to 150 kW the cost of maintenance of an existing electrical installation is 12 000 rubles per month. The price includes one departure of a team of installers for scheduled repairs of electrical equipment in the second category of complexity. Each subsequent departure (including emergency and trips at the initiative of the customer) is paid separately in the amount of 8,000 rubles.
  • With an installed capacity of more than 150 kW, the cost of maintenance of an existing electrical installation is determined by the actual volume of equipment at the facility according to the estimate (The estimated cost of servicing the building’s electrical installation is 1,000 rubles per 1 kW of installed capacity per year).

Consumables and equipment to be replaced are paid separately at the expense of the supplier or purchased by the customer before the arrival of the team.
The frequency of maintenance is from 1 time per month to 1 time per quarter at the choice of the customer.
During site visits, a team of installers can perform work according to the customer's list.
In case of emergency departures at night, on weekends and holidays the cost of travel is doubled.

Rules for the appointment of a person responsible for electrical facilities

In electrical installations up to 1000V, the operating and maintenance personnel servicing the electrical installation must comply with the special requirements of the regulatory authorities. The administrative and technical personnel of the organization (responsible for electrical facilities, manager, etc.) cannot carry out maintenance work. For independent maintenance of the electrical installation, the organization must have an operation service and certified operational and repair personnel. In the absence of its own operation service, the organization is obliged to conclude an agreement for the maintenance of the electrical installation with a specialized service organization.

According to the current IPBEE and PTEEP, the person responsible for the electrical economy is appointed from among the administrative and technical personnel.

Administrative and technical personnel - managers and specialists who are responsible for organizing maintenance, repair, installation and commissioning.

An employee from among the administrative and technical personnel undergoes certification at the Rostekhnadzor commission and must have a safety group of at least IV.

Responsible for electrical facilities must be on the staff of the organization. A person from a third-party organization, introduced to the staff concurrently, can be appointed responsible for the electrical facilities.

The appointment of a person responsible for electrical facilities is formalized by an order for the enterprise.

Maintenance and operation of the electrical installation must be carried out by operational and repair personnel

Operational and repair personnel - personnel providing maintenance and repair, installation, adjustment and testing of electrical equipment, specially trained and prepared for operational maintenance in the approved scope of electrical installations assigned to them.

In the absence of its own operation service, maintenance and operation of the electrical installation can be carried out by a specialized organization under a maintenance contract.

1. THE SUBJECT OF THE AGREEMENT

1.1. 1.1.1. Maintenance (a set of measures that includes services for monitoring the technical condition and maintaining the operability of the building (premises) as an object as a whole, as well as its individual elements and systems) of electrical power networks and lighting networks, switchgear, switching devices, included into these networks and components general scheme power distribution of the Customer;

1.1.2. Emergency maintenance (provision of unscheduled services and prompt elimination of emergency situations in serviced buildings and premises) of electrical power networks and lighting networks, switchgears, switching devices included in these networks and constituting the Customer's general electricity distribution scheme;

1.1.3. Round-the-clock dispatching service (round-the-clock acceptance of applications by telephone) of electric power networks and lighting networks, switchgears, switching devices included in these networks and constituting the general scheme of distribution of the Customer's electricity.

1.2. The list of services provided by the Contractor as part of the maintenance of electrical installations is as follows:

1.2.1. Electrical installation inspections. As part of the inspections, the Contractor performs the following actions:

Checking the availability, serviceability and compliance of electrical installations with the requirements of regulatory enactments;

Monitoring the condition of busbars, cables, lack of heating of contact connections, checking the absence of glow and burns of contacts;

Visual check of the insulation condition, absence of dust, cracks, chips, discharges, etc.;

Inspections are carried out with a frequency of 1 time in 2 weeks from 8.00 to 17.00 on working days as agreed by the Parties.

1.2.2. Current repair of the electrical installation using materials according to the List of materials and parts used by the Contractor in the provision of services within 1 month (Appendix to the contract), namely: fuses - up to 3 pieces per month, switches - up to 3 pieces per month, sockets - in the amount of up to 3 pieces per month and electrical cartridges - in the amount of up to 3 pieces per month, a section of the power grid up to 5 meters per month. Current repairs are carried out once a month from 8.00 to 17.00 on working days as agreed by the parties.

1.2.3. Performing the function of a person responsible for electrical facilities: organizing the development and maintenance of the necessary documentation on the organization of the operation of an electrical installation; ensuring timely and high-quality performance of maintenance, scheduled preventive work; ensuring the verification of compliance of power supply schemes with actual operational ones with a mark on them about verification, revision of instructions and diagrams.

1.3. The list of services provided by the Contractor as part of the emergency maintenance of the electrical installation is as follows:

1.3.1. Shutdown of the electrical installation partially or completely (on weekdays by agreement of the parties from 8.00 to 17.00, 2.5 hours from the time of receipt of the application).

1.3.2. Identification of the cause of the accident by visual inspection and if the term for eliminating the accident or localizing the emergency section does not exceed 2 (two) hours, its elimination.

1.3.3 Round-the-clock dispatching service: round-the-clock acceptance of applications by telephones of electric power networks and lighting networks, switchgears, switching devices included in these networks and constituting the Customer's general electricity distribution scheme (2.5 hours from the time the application was received).

1.4. Services under this contract are provided by the Contractor using the Contractor's materials

1.5. Each fact of the provision of services under this agreement is recorded by the parties (representatives of the parties) in the register of services rendered, which is kept by the Customer.

2. RIGHTS AND OBLIGATIONS OF THE CONTRACTOR

The contractor is obliged:

2.1. During the period of provision of services independently, or by involving third parties with the necessary skills, equipment, and, if necessary, certificates, licenses and other permits, to provide services on time and with the frequency provided for in this agreement.

2.2. Provide round-the-clock dispatching services, i.e. ensure round-the-clock acceptance of applications by phone. The Contractor provides phone numbers within 1 business day from the date of signing this agreement.

2.3. By written request the Customer to provide for review the contracts concluded by the Contractor with a service organization for the technical, emergency and dispatching maintenance of electrical installations.

2.4. Not later than the 5th day of the month following the month in which the services were rendered, issue an invoice to the Customer for payment, an act of services rendered for:

Maintenance of electrical installations;

Emergency maintenance of electrical installations;

Dispatching service of electrical installations.

2.5. If it is necessary to perform works not provided for by this contract, as well as requiring additional payment (i.e., carrying out a set of repair and organizational and technical measures in order to eliminate damage and malfunctions of electrical installations of a building or premises, as well as to prevent obvious emergency failures of electrical equipment etc.), bring to the attention of the Customer in writing information about required volumes services and their costs.

2.6. After the termination of the contractual relationship between the parties, immediately transfer the keys to the premises of the object to the Customer according to the act of acceptance and transfer, if these keys were previously transferred to the Contractor.

2.7. Provide good quality services. Provide services in accordance with the requirements of applicable regulations.

2.8. The Contractor is obliged, at the request of the Customer, to eliminate the identified deficiencies at his own expense within 2 calendar days from the moment the latter filed a legal claim.

The contractor has the right:

2.9. Independently determine the procedure and method for fulfilling its obligations under this agreement, including determining contractors for the provision of services, engaging contractors and other organizations in order to provide all or some of the services, while remaining responsible to the Customer for their quality and volume.

2.10. If it is necessary to take urgent measures to prevent or eliminate an accident at electrical installations, impose restrictions on their operation or complete shutdown. The Contractor is obliged to immediately notify the Customer about the introduction of these restrictions or a complete shutdown.

2.11. To perform repairs at electrical installations, turn off the power supply by notifying the Customer by telephone.

2.12. The Contractor has the right to suspend the provision of services in the event that the Customer fails to fulfill the obligation provided for by this agreement to provide technical documentation.

3. RIGHTS AND OBLIGATIONS OF THE CUSTOMER

The customer is obliged:

3.1. Monthly, no later than the 10th day of the month following the settlement month, pay in in full services of the Contractor, by transferring funds to his current account. Sign and return to the Contractor's address one copy of the certificate of services rendered.

3.2. Allow the representative of the Contractor and the service organization to freely enter the premises for preventive inspections, find out the causes of malfunctions of electrical installations and eliminate them.

Provide Free access to electrical installations, immediately eliminate the circumstances that impede such access, be responsible for failure to provide such access.

3.3. In the event of an accident, immediately report it to the Contractor's dispatch service at the telephone numbers indicated by the Contractor, which provide dispatch services.

Accident - a partial or complete malfunction of an electrical installation (electrical installations), requiring partial or complete shutdown of the electrical installation (electrical installations).

Not late afternoon following the day of the accident, the parties draw up an act on the fact of the accident, which establishes its possible reasons. On the basis of this act, the Parties determine the amount of expenses for the elimination of the accident.

3.5. Provide the Contractor with access to all premises of the facility and appoint a person responsible for working with the Contractor by order.

3.6. On the day of the commencement of the provision of services under this agreement, transfer to the Contractor the keys (according to the acceptance certificate) from the premises of the facility necessary for the Contractor to fulfill his obligations under this agreement, or otherwise (at the choice of the Customer) provide the Contractor with access to these premises.

3.7. Coordinate with the Contractor the conduct of electrical work by other persons at the Customer's site.

3.8. Provide the necessary technical documentation at the request of the Contractor.

The customer has the right:

3.9. Make suggestions to improve the activities of the Contractor.

3.10. To receive information from the Contractor on the fulfillment of obligations.

3.11. Exercise other rights granted by the current legislation of the Russian Federation.

4. RESPONSIBILITIES OF THE PARTIES

4.1. For non-performance or improper performance of the contract, the parties are liable in accordance with the law Russian Federation.

4.2. The parties are obliged to compensate all losses caused by them to the other party as a result of improper performance of their obligations under the contract.

4.3. In case of full or partial non-performance of this agreement by the Contractor, the latter is obliged to pay the Customer a fine in the amount of 1% of the contract value.

4.4. In case of delay in fulfillment by the Contractor of the obligation provided for by this agreement, the Customer has the right to demand the payment of penalties. Penalties are accrued for each day of delay in fulfilling the obligation provided for by this agreement, starting from the day following the day of expiration of the deadline for fulfilling the obligation established by the agreement. The amount of penalties is set at the rate of one three hundredth of the refinancing rate of the Central Bank of the Russian Federation effective on the date of payment of penalties. The Contractor shall be exempted from paying penalties if he proves that the delay in fulfilling the obligation under the contract occurred due to force majeure or through the fault of the customer.

4.5. In case of delay in fulfillment by the Customer of the obligation stipulated by the contract, the other party has the right to demand payment of a penalty (fine, penalties). The forfeit (fine, penalty interest) is charged for each day of delay in fulfilling the obligation provided for by the contract, starting from the day following the day of expiration of the term for fulfilling the obligation established by the contract. The amount of such forfeit (fine, penalty interest) shall be set at the rate of one three hundredth of the refinancing rate of the Central Bank of the Russian Federation effective on the date of payment of the penalty (fine, penalty interest). The customer is exempt from paying a penalty (fine, interest) if he proves that the delay in fulfilling the specified obligation occurred due to force majeure or through the fault of the other party.

4.6. The fact of improper fulfillment by the Supplier of obligations under the contract, as well as the amount of the penalty, is determined and recorded in the Act.

4.8. Payment of the penalty does not release the Supplier from fulfilling its obligations under the contract.

5. COST, SERVICE ACCEPTANCE PROCEDURE, PAYMENT PROCEDURE

5.1. The billing period is one calendar month.

5.2. The cost of services (maintenance) under this agreement for one month is ____________________________(_______________________________________) rubles.

5.3. The cost of the contract includes the cost of the Services themselves, materials and parts used by the Contractor in the provision of services, VAT, taxes, fees and other mandatory payments by the Contractor.

5.4. Payment for the Services is made by the Customer in Russian rubles, in accordance with the issued invoices (invoices) by transferring Money to the Contractor's settlement account within 10 banking days from the date of signing the act of services rendered.

5.5. At the end calendar month no later than the 5th day following the month in which the services were rendered, the Contractor shall transfer to the Customer an invoice, an act of services rendered and other payment documents.

5.6. Within 3 calendar days, the Customer signs an act of services rendered and transfers one copy to the Contractor. If there are claims to the quality of the services provided by the Contractor, the Customer is obliged to state them in writing in the act of services rendered and transfer this act to the Contractor no later than three days from the date of receipt by the Customer of the act of services rendered. The Contractor is obliged, at the request of the Customer, to eliminate the identified deficiencies at his own expense within 2 calendar days from the moment the latter submits a legal claim.

5.7. If the Customer does not sign the act of services rendered and there are no claims to the quality of the services provided, the services are considered to be rendered of proper quality and in full, accepted by the Customer without objection and are payable in full.

5.8. The presence of a claim to the quality of the services rendered in part does not exempt the Customer from payment in the part in respect of which there are no disagreements.

6. FORCE MAJEURE

6.1. The parties are released from liability for partial or complete failure to fulfill obligations under this agreement in the event of force majeure circumstances, namely floods, fires, earthquakes, sabotage, hostilities, blockades, changes in legislation that impede the proper fulfillment of obligations under this agreement, as well as other emergency circumstances that arose after the conclusion of this agreement and directly affected the fulfillment by the parties of their obligations, as well as which the parties were unable to foresee and prevent.

6.2. The party for which the proper performance of obligations turned out to be impossible due to the occurrence of force majeure circumstances is obliged, within 3 (three) calendar days from the date of occurrence of such circumstances, to notify writing the other Party about their occurrence, type and possible duration of their action.

7. VALIDITY, PROCEDURE FOR AMENDMENT AND TERMINATION OF THE AGREEMENT

7.1. This agreement comes into force from __________ and is valid until ____________, and in terms of financial obligations until the Parties fully fulfill their obligations under the agreement.

7.2. Changes and additions to the provisions of this agreement are possible by agreement of the parties in accordance with the current legislation of the Russian Federation. All changes and additions are made in writing by signing additional agreements to the contract by the parties. All applications and additional agreements are an integral part of the contract.

7.3. Termination of the contract is allowed by agreement of the parties, by a court decision or in connection with the unilateral refusal of the party to the contract from the execution of the contract in accordance with civil law.

8. PROCEDURE FOR RESOLUTION OF DISPUTES, CLAIMS OF THE PARTIES

8.1. All disputes and disagreements that may arise during the execution of this agreement will be resolved by the Parties through negotiations in compliance with the claim procedure.

8.2. Claims must be submitted in writing and signed by an authorized person. The answer to the claim is given in writing within three days from the date of receipt and signed by an authorized person.

8.3. The claim lists the violations committed during the execution of the contract with reference to the relevant provisions of the contract or its annexes, reflects the valuation of liability (forfeit), as well as the actions that must be taken by the Party to eliminate violations.

9. OTHER TERMS

9.1. This Agreement is made in two copies, having equal legal force, one for each side.

9.2. The boundary of the Contractor's operational responsibility is determined by the volume of the intra-house territory, namely, it is limited to the outer boundary of the walls of the object (serviced premises, building).

9.3. In all other respects that are not provided for by this agreement, the parties are guided by the current legislation of the Russian Federation.

1. The Subject of the Agreement

2. The procedure for the delivery and acceptance of work performed.

6.3. The parties are not liable for violation of the terms of this agreement if the violations are caused by circumstances or actions beyond the control of the parties (force majeure). In this case, the circumstances and actions must be confirmed by the documents of the competent authorities or are generally known.

7. Duration of the contract

The electrical personnel of the "Customer" has an electrical safety group of at least "4" and operates electrical equipment, machines and technical means, is obliged to comply with the Rules for the Safe Operation of Consumer Electrical Installations (DNAOP 0.00-1.21-98), Rules technical operation electrical installations of consumers, issue 4, 1989 and Rules for the operation of electrical equipment (DNAOP 1.1.10-1.07-01). In case of violation of this clause of the Agreement, the "Contractor" is not responsible for the operation of machines and technical means.

2. ORDER OF OPERATION, MAINTENANCE AND REPAIR OF ELECTRICAL EQUIPMENT AND ELECTRIC NETWORKS UP TO ..... kV.

2.1. Operational and maintenance services (hereinafter referred to as maintenance) - a set of works to maintain the operability of the equipment during its use. Maintenance of electrical equipment includes testing and adjustment of electrical devices, tightening of contact connections, adding insulating oil, replacement of electrical devices and means that failed during operation. Specified works are made from the materials of the "Customer". The quality of materials must comply with the technical conditions for the operation of electrical installations. In case of poor quality of the provided material, the "Customer" is obliged to replace the material.

2.2. The "Customer" is obliged to transfer to the "Contractor" the documentation prepared and approved in accordance with the established procedure, necessary for the performance of work.

2.3. The "Customer" is obliged to comply with all instructions of the "Contractor" - the person responsible for electrical safety approved by the order of the "Contractor" enterprise for the correct operation and preservation of machines and technical equipment, to allow only employees who have completed a training course and have an appropriate electrical safety group to enter electrical installations.

2.4. The "Contractor", after the procedure for accepting electrical equipment for maintenance, appoints by his order a person responsible for the safe operation of the "Customer's" electrical facilities, whose orders and instructions regarding the operation of electrical installations are mandatory for the "Customer's" personnel.

The person responsible for the electrical facilities of the "Customer" ensures compliance with the requirements:

Rules for the technical operation of electrical installations of consumers, publishing house 1998, 4th, revised and supplemented;

Rules for the safe operation of consumer electrical installations (DNAOP 0.00-1.21 -98);

Rules for the operation of electrical protective equipment (DNAOP 1.1.10-1.07-01).

2.5. Capital and current repairs electrical installations are carried out by the "Contractor" in the amount in accordance with normative documents(Appendices E1.PTE) for an additional fee.

2.6. The "Customer" has the right to call the electrical worker of the "Contractor" in all cases of stopping machines, equipment due to a malfunction.

2.7. The "Contractor" at each visit to the "Customer" transfers to his representative a log in which the latter puts down the date of the visit, the time of arrival and departure and certifies the mentioned data with his signature.

2.8. The "Customer" undertakes to provide the "Contractor" the necessary conditions to do the work. The "Contractor" ensures compliance with the Rules for the safe operation of electrical installations of the consumer in terms of training the personnel of the "Customer", conducts training and testing of knowledge in the volume of 2 and 3 groups on electrical safety of electrical personnel, instructing non-electrical personnel in the volume of 1 electrical safety group and training and testing the knowledge of electrical personnel in the amount of 2-4 electrical safety groups.

2.9. When performing work in the electrical installations of the "Customer" by electrical and other employees of the "Customer" independently, the "Contractor" is not responsible for electrically safe working conditions.

2.10. The "Contractor" provides its electrical personnel with electrical equipment in accordance with the standards 1.1.10-1.07-01.

3. COST OF SERVICE AND PROCEDURE OF PAYMENTS.

The cost of maintenance is determined by the act of inspection of the electrical facilities and is determined by the volume, conditions for servicing the electrical facilities and the technical condition of the electrical equipment.

3.1. The "Customer" pays the "Contractor" for maintenance and responsibility for electrical facilities a subscription fee on the 10th day of each month following the reporting month in the amount of ____ UAH. __ kop. according to the invoice provided by the "Contractor".

3.2. In case of violation by the "Customer" of the terms of payment, the "Contractor" has the right to suspend maintenance until the payment of the debt for the entire term of this Agreement.

3.3. The cost of current or major repairs of electrical installations of the "Customer" is determined in accordance with the DBN of Ukraine and is reflected in the Acceptance Certificate.

4. RESPONSIBILITY OF THE PARTIES.

4.1. For violation of the obligations assumed under the Agreement, the parties bear mutual responsibility in accordance with the current legislation. For repeated gross violations operating conditions of machines, equipment "Contractor" has the right to terminate the Agreement unilaterally.

The "Contractor" is obliged to inform the "Customer" about all violations of the operation of electrical equipment, in writing in the form of a warning, in which the identified violations and shortcomings are stated and brought to the attention of the "Customer" until the elimination of all violations of the operation of electrical equipment with which this violation is associated is strictly prohibited, while the responsibility for the safe operation of such (defective) electrical equipment lies with the "Customer".

4.2. The "Contractor" is responsible for the technical condition of electrical installations, electrical machines, equipped with the "Customer" and operational maintenance only if the "Customer" fulfills clauses 1 and 2.4 of this Agreement.

4.3. The "Customer" is obliged to immediately inform the head of the "Contractor" about the failure or improper performance of work by the personnel of the "Contractor".

4.4. The Parties determine that all possible claims under this Agreement must be considered within 3 days from the date of receipt of the claim.

4.5. All disputes on which an agreement has not been reached are resolved in accordance with the current legislation of Ukraine.
